Exclusions:

The 7-month clock starts at excavation - Time spent on finalizing a design or finding land does not count toward the build time. ​​

The finished square-feet of the build is 2,500 or less - If the home is larger, the builder will establish a new timing guarantee (8, 9, 10 months, etc.)​

This guarantee does not include change orders that happen after the design is finalized. Change orders are possible but cost extra money and time. The time needed to execute the change order will be established before work starts, and that timeframe will be added to the previously agreed upon guaranteed time.

If the builder does not hit the guaranteed timeframe, Northern Den Contracting will reimburse the homeowner for all holding costs incurred in the following month and beyond, until the home has received the certificate of occupancy. "Holding Costs" for the purposes of this guarantee includes loan interest, taxes, and Insurance.​
